Q. What inspired the names of the complexes

A. Angles Landing is the name of a hiking trail and mountain in Zion National Park that the Schnells' hiked.  It is truly Country for the Angels -  With breath taking & stunning views.  This was the inspiration of the project known as "Angels Landing".   Lantern Pointe is the name of a charming Condominium complex that boarders the picturesque Caribbean Sea at Grand Cayman Island.   Dream Moore Falls is a name that is meant to inspire ones imagination!  If you can "Dream It" -  We hope you'll let us make your dream come true. . . .     If you like Angels Landing and Lantern Pointe - You're sure to Love Dream Moore.  


Q. How much is a Villa? (one side of a duplex)

A. A standard Villa with two bedroom, two bath, two car garage is $250,000. (you can add options if you want to change or upgrade at extra cost) 


Q. Who do I see to buy one?

A. Talk directly to Larry or Linda Schnell. No real estate commissions holds the price down.


Q. How many square feet?

A. Most of the villas will be approximately 1600 square feet. But there are smaller units as well as the 3-car unit.


Q. Can anybody buy one?

A. No, this is a retirement community.  One (1) person in the house hold  must be 55 or older.  These homes are ideal for 55 and older people and have many features. No steps. Lawn care, snow removal and landscaping are included in your HOA. Oversized hallways and 36" doorway opening, can accommodate walkers and wheel chairs if necessary.


​​Q. Can I rent one? 

A. All the units in Angels Landing and Lantern Pointe are privately owned. (Larry and Linda do have some rental units in a different location)

 

Q. Is there an HOA? (homeowners association)

A. Yes, there is a annual HOA fee.  Angels Landing, Lantern Pointe & Dream Moore Falls each have their separate dues.  These dues cover the cost of lawn care, snow removal and landscaping.


Q. Can I customize my home?

A. The Homes look the same on the outside, but no two (2) homes look the same on the inside.   There are plan options as well as color options for the inside. 


Q.  Can I hear my neighbor between the walls?

A.  No.  You don't actually share a wall with your neighbor.  There is an actual air-space that goes between your unit and theirs.  So you have your own studded wall and they have theirs. You have insulation on your side and they have insulation on theirs.  You have 2 sheets of sheet rock that goes to the roof and they have 2 sheets of sheet rock that goes to the roof. So you don't even share any attic space with your neighbor!  This wall has been engineered certified and also serves as a fire wall.


Q.  Do I own the outside of my building or is this known as a condominium?  

A.  Yes, you do own the outside of your building.  This includes the Roof, front, back and side of your building.  This part of the building is maintenance free with a brick front, and vinyl siding. 


Q.  Do I own the Land my villa is built on?

A.  Yes, you do own the front, back and sides of your property.  However, because this community is part of a PUD, (Planned Urban Development) that is a part of a Homeowners Association, so you do not maintain your property.  The Home Owners Association is responsible for all lawn care and maintenance.  You get to sit back and enjoy your manicured lawn without the responsibility of caring for it.

Q. What is the process to buy a villa in Dream Moore Falls?

A. Make an appointment to see the display unit.  Linda can show you the different floor plans, show you a plat and talk about the different options that are available and answer any questions.  A contract is printed & signed designating the lot you chose. A $7,500.00 deposit is paid that goes towards your purchase price.  No further money is needed until the time of closing when you are handed the keys and garage door opener.   


Q. Is there a home that is not sold, ready now?

A. No
